Steve is a graduate of the Kelley School of Business: Indiana University, Bloomington, Indiana. Steve worked as a commercial real estate appraiser in Chicago, appraising a wide array of properties, including downtown and suburban office buildings, heavy and light manufacturing plants, apartment buildings and shopping centers. Steve serves as an integral part of the valuation team, formulating strategies for the ad valorem tax litigation cases. Steve also serves as the client liaison for the firm. He assists clients with the due diligence for the sale and/or acquisition of real estate. Steve also assists clients with real estate tax estimates for annual budgets. Steve has also spoken before many prestigious real estate groups such as The Institute for Professionals in Taxation (IPT), The Commercial Real Estate Development Association (NAIOP), The International Council of Shopping Centers (ICSC) and The Association of Industrial Real Estate Brokers (AIREB).

With more than 20 years of experience in the property
tax field, Chris manages the filing process for thousands of real estate tax assessment appeals. Chris has an extensive knowledge of all aspects of the property tax appeal process, with experience in jurisdictions throughout Illinois. Prior to joining Eugene L. Griffin & Associates, Ltd., Chris was a commercial real estate appraiser with a premier real estate appraisal firm in Chicago. He has experience appraising the full array of commercial property types, including office buildings, light and heavy industrial facilities, high-rise apartment buildings, shopping centers and restaurants located in Chicago and throughout the suburbs. Chris is a graduate of Indiana University in Bloomington, Indiana.

JAMES B. IRELAND

Jim is a graduate of the University of Illinois at Chicago. Before joining the firm in 1996, Jim earned over ten years of experience in the real estate appraisal field at a local Township Assessor’s Office. As a Certified General Real Estate Appraiser by the State of Illinois, he appraised various types of properties including suburban office buildings, light industrial facilities, small retail buildings and shopping centers. In his role as a Deputy Assessor, Jim testified numerous times as an expert witness before the State of Illinois Property Tax Appeal Board (PTAB) and several County Boards of Review. Jim has more than 30 years experience in the real estate appraisal/real estate tax appeal field and is presently a candidate for the Appraisal Institute’s M.A.I. designation.
Jim is responsible for analyzing the assessments for all types of properties throughout Cook County.

Prior to joining Eugene L. Griffin & Associates, Ltd. in 2001,
Rob was a Deputy Assessor in the Commercial Department at a local Township Assessor’s Office where he gained valuable experience addressing taxpayer concerns, along with developing values on complex commercial and industrial properties. Rob’s experience has provided the firm with a unique insight into the real estate assessment and appraisal field outside of Cook County. Rob has completed numerous assessment and appraisal courses subsequent to graduating from Western Illinois University.

Prior to joining Eugene L. Griffin & Associates, Ltd. in 2021, Dominic was a Commercial Analyst and Hearing Officer at the Cook County Board of Review responsible for the review of a multitude of real estate tax assessment appeals each year. During his tenure at the Cook County Board of Review, Dominic analyzed the evidence and rendered decisions on appeals ranging from single-family homes to all commercial property types, including multi-tenant office buildings, light and heavy industrial buildings, shopping centers and restaurants located throughout Cook County. Dominic is a Certified Illinois Assessing Officer and a graduate of Drake University in Iowa.
